{"id":222592,"date":"2019-12-11T03:13:33","date_gmt":"2019-12-11T02:13:33","guid":{"rendered":"http:\/\/www.thetidenewsonline.com\/?p=222592"},"modified":"2019-12-11T03:13:33","modified_gmt":"2019-12-11T02:13:33","slug":"rsu-holds-56th-inaugural-lecture-as-prof-kakulu-examines-land-use-value-nexus","status":"publish","type":"post","link":"https:\/\/www.thetidenewsonline.com\/?p=222592","title":{"rendered":"RSU Holds 56th Inaugural Lecture &#8230;As  Prof Kakulu Examines Land Use, Value Nexus"},"content":{"rendered":"<p>Land users have been charged to explore the rich potentials of land by using it properly as a way to enhance its value.<br \/>\nProf. Iyenemi Ibimina Kakulu gave the charge during her Inaugural Lecture on the theme \u201cThe Land Use and Value Nexus\u201d recently at the Faculty of Law Auditorium, Rivers State University.<br \/>\nShe said that land, in the parlance of Estate Management profession is considered as natural capital with useful potentials which can be harnessed through careful planning and investment of human and financial resources that can transform it to higher valued land.<br \/>\nShe noted that Land is a natural resource which can be put to beneficial use, can also be abused, misused, underused and overused.<br \/>\nProf. Kakulu who is a Professor of Land Management and Valuation said that land abuse is associated with activities on land that destroys its original state, leading to degradation or damaged lands. She said the activities include poor environmental sanitation, oil pollution, sporadic and uncontrolled development.<br \/>\nOn the concept of land misuse, she stated that it is the incorrect and improper use, cruel treatment to land, use of land for dishonest purpose and harmful use of land.<br \/>\nFor land underuse, Prof. Kakulu described it as when its potentials cannot be harnessed due to lack of good infrastructure or few infrastructure in a given area, explaining that the absence of basic amenities like access roads, water supply, electricity and security, can discourage people from using a particular land and this will lead to the overuse of other areas.<br \/>\nSpeaking on land overuse, Prof. Kakulu said that it is the continued fragmentation of land into smaller plots, stressing that the quality of life in overused environment is poor and that crime level is high.<br \/>\nIn her quest to address some of these challenges associated with land, Prof. Kakulu stated that in the last 34 years of her academic journey, she has conducted research with a view to contributing to knowledge in the area of land use. Some of her works include \u201cHousing, Street Crime and City Regeneration\u201d, \u201cVariation in Crime and Property Values\u201d, \u201cOccupant health and Property Use\u201d, \u201cIndoor Air Quality and Residential Property Use\u201d, \u201cWeak Governance and Land Values\u201d, \u201cAncestral Land Boundaries and Land Use Conflicts\u201d, \u201cTraditional Land Delineation and Property Value\u201d, \u201cBuilding Maintenance Management\u201d, \u201cConstruction Patterns and Property Value\u201d, \u201cCompensation and Property Value\u201d, \u201cPipeline &amp; Urban Development\u201d, \u201cTechnical Collaboration Benefits\u201d and \u201cLand Access in the UNEP Ogoniland Study\u201d.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Land users have been charged to explore the rich potentials of land by using it properly as a way to enhance its value.
