Surveyor Decries Delay In Obtaining Site Analysis Report
An Estate Surveyor and
valuer has expressed worry over difficulty in obtaining site analysis report when developing a property.
The Executive Chairman/Head of Practice, Nuel Mark and Partners, Mr. Emmanuel Mark, expressed this in an interview with The Tide in Port Harcourt, Monday.
Mark who is also the past National Public Relations Officer, Nigeria Institute of Estate Surveyors and Valuers, (NIESV), said there were numerous bottlenecks to overcome in order to obtain a site analysis report for a property to be developed.
According to him, “there are challenges when you want to obtain a site analysis report because it slows down the development process, especially where government does not have a one-stop shop for such things”.
He further said, “the challenges are more in Port Harcourt, where you want to do something, one government agency after the other comes after you and at the end, time is wasted and money is involved too. In the long run developers are scared to come here because of the long processes they have to endure”.
Mark pointed out that a developer would rather go to a place where he would spend less time and funds to get what he wanted, emphasizing, “if you see that you have an alternative, you’ll go for it”.
He also noted that these processes add to the high cost of housing in Port Harcourt coupled with high cost of building materials.
He opined that since government had said housing was primarily the responsibility of the private sector, government should endeavour to provide the enabling environment for private-sector participants.
He advised that government should provide a one-stop shop to integrate all the various departments such that developers would be able to process their reports in one office.
